Results Guarantee

We do not get paid until you get paid! We prepare the property for more in and coordinate any repairs. We advertise, show and process applications. We execute a full lease/disclosures that best protect you along with a thorough Move In inspection with pictures. After all of this is completed and all funds are collected then we are paid.

Leasing Guarantee

If a tenant we place breaks their 12-month lease early, we'll find a qualified replacement tenant for your property at no cost to you, no re-leasing or marketing fees. This guarantee reflects our confidence in the thorough screening we do on every tenant we place, and our commitment to keeping your property leased and earning income for you.

Maintenance Guarantee

As our client, you deserve confidence that maintenance issues are handled promptly, transparently, and cost-effectively. We contact you before any work is done. No surprise repairs, no surprise bills. You choose the vendor. Use your preferred contractor or one from our trusted network — it's your call. A live person answers 24/7. Every call gets a real conversation, not a voicemail box. That's maintenance management done the way it should be — responsive, transparent, and on your terms.

Accounting Guarantee

We’re committed to keeping the finances of your property accurate, organized, and on track. We closely track tenant payments to help ensure you receive your payments on time, process property expenses promptly, and provide detailed monthly reports, along with an annual report you can use when preparing your taxes. We guarantee accuracy, timely service, and responsive support whenever questions arise. Our goal is to give you peace of mind knowing your accounting is being handled carefully, consistently, and with your best interests in mind.

Eviction Guarantee

We stand behind every tenant we place. If a tenant we place for you needs to be evicted during the initial lease term, Sail Properties will handle the eviction process and cover the associated legal and court costs. That's our commitment to getting it right the first time, and backing it up when it counts. Guarantee applies to tenants placed and managed by Sail Properties under an active management agreement.
