Can you hold a place before I apply?
If you are serious about the property, we recommend that you submit your application as soon as possible with as much documentation as possible to expedite the process. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Typically we only collect the first month’s rent and security deposit. -
Who needs to fill out an application?
Everyone over the age of 18 who will be living in the home for longer than 30 days needs to complete an application. -
Is the deposit refundable?
Yes, all deposits are fully refundable. -
Who needs a cosigner?
Any prospective tenant that does not meet the credit and income criteria can have a cosigner apply. The co-signer must live in California and have over 750 credit. Please keep in mind not all property owners accept co-signers. -
Do you charge pet rent?
This depends on the property you are applying for. Some of our listings do and some do not. If pets are accepted we do charge a pet deposit. -

I want to get a pet. What should I do?
After a lease agreement or extension has been signed, we will not consider adding pets. If you would like to get a pet, it's best to approach this at your lease renewal. Please have the information on the animal you are interested in: type, breed, size, age. -
I want to move out, but my roommate wants to stay. What should I do?
Per the rental agreement, you are individually and jointly responsible for the obligations of the lease. You can email leasing@sailproperties.com to request to be removed from the rental agreement, we will present to the owner and let you know their decision. -
My lease expiration is coming and I want to move out. What should I do?
We will need the notice that you are vacating in writing. Please send this to our leasing email: leasing@sailproperties.com. -
How does breaking my lease work?
Breaking your lease is a straightforward process. Firstly, provide us with the exact date you'll be vacating the unit. We'll then advertise the unit for your current rent amount and start showing it to potential tenants. Here's a breakdown of the expenses involved in ending your tenancy:- Rent until the new tenant has moved in We'll inform you when the property is leased and credit you any refunded amount.
- Utilities should remain in your name until the new tenant moves in. We'll provide you with the move-in date as soon as possible.
- Repairs and painting to make the unit move-in ready. A pre-move-out inspection will be conducted within the last two weeks of your tenancy to identify necessary repairs or corrections.
- Releasing fee of ½ of the current month’s rent payable to Sail Properties, Inc. This fee covers the early termination of the contract and is due when you provide your notice to vacate.
