Full Service

8% of the collected monthly rent
+ ½ of the first month’s rent to lease

Marketing & Leasing:

Prepare the unit for lease by determining necessary repairs, meeting vendors for bids, obtaining owner’s approval, and overseeing work to completion

Obtain professional photos of your property

Install professional “For Lease” sign

Show your property to prescreened prospective tenants

Process applications and present to owners for approval

Advertise your property in the Multiple Listing Service and pay any cooperating agent commissions

Advertise your property on our website as well as Zillow, Trulia, Homes.com, Facebook Marketplace, and more

Prepare all legal contracts, lease agreements, and mandatory disclosures

Perform detailed Move-In Inspection in writing and with photos signed by new tenant

Management & Repairs:

Coordinate any repairs with honest and reasonably priced vendors

Vendors are licensed and insured

Sail Properties partners with external vendors, ensuring no kickbacks or incentives are received

Vendors offer discounted pricing and exceptional service as a result of the high volume of business generated through our collaboration

Answer phone calls personally, not via answering service

Act as an intermediary providing security, protection and anonymity for the owner

Accounting:

Deposit owner’s monthly disbursement into your account

Provide detailed monthly accounting

Pay owner’s bills on their behalf as directed

Serve 3-Day, 30-Day, 60-Day Notices when required and Change of Terms Notices

Deposit rental income into an individual trust account

Prepare a complete accounting breakdown of tenant’s security deposit

Prepare year end statement and 1099 for tax filing

We operate on an all-inclusive pricing model. Unlike many management companies that charge additional fees for property inspections or lease renewals, we include these services as part of our standard management fee. We charge only on the rent that is actually collected—meaning we get paid only when you do.

Any late fees collected are passed directly to you, as we consider it our responsibility to place a qualified tenant who pays on time. Additionally, we do not charge for property visits, handling insurance or HOA matters, or serving notices. These services are fundamental to effective property management and are included at no extra cost.
