Frequently Asked Questions
For Newport Beach property owners
-
How do I get started with property management in Newport Beach?
Getting started with property management for your Newport Beach rental is simple. First, we will need a signed management agreement, then a New Account Coordinator will guide you through onboarding. If your home is vacant or will be soon, we’ll tell you any recommended items needed to be rent-ready and start advertising right away. If it’s occupied, we’ll collect the current rental agreement and any applications, inspect the property for safety and habitability, and prepare an updated rental agreement and disclosures. To get started, call 714-960-4441, email team@sailproperties.com, or request a free rental analysis on our website.

What does Sail Properties charge to manage a Newport Beach rental?
Our pricing is simple and transparent: Full-service management for your Newport Beach rental is 8% of the collected rent. We only get paid when you get paid. We also charge a one-time leasing fee equal to one-half of the first month’s rent. There are no tiers to compare and no add-on packages to buy. Inspections, lease renewals, HOA matters, and notices are all included rather than billed separately, and any late fees go to you entirely as it is our job to place a tenant that pays on time. Our Results Guarantee means you pay the leasing fee only after your home has been prepared, advertised, shown, and leased, and move-in funds have been collected.
-
How do you screen tenants for a Newport Beach rental?
Every applicant for your Newport Beach rental is evaluated through a comprehensive screening process that we handle in-house. This includes a credit report, a background report, income verification, rental verification, and an online review. Our published minimum standards require a credit score of 680 and gross income of at least 2.5 times the monthly rent, along with valid identification, proof of income, and five years of residential history. Every person aged 18 or older who lives in the home must submit an application. Once an applicant qualifies, we send you the complete file for your final approval, so the decision remains yours. If a tenant we place leaves before a 12-month lease has been completed, our Leasing Guarantee covers finding a replacement with no re-leasing or marketing fee to you.
-
How do you decide the rent for my Newport Beach property?
We start by comparing recently leased properties near your Newport Beach property, then recommend a price range supported by that data. From there, the decision is always yours: you choose the price we advertise. Our goal is to lease your home in under 30 days, so we market it with professional photos and advertising on 30+ platforms to bring in qualified interest quickly. When a home is priced correctly, you can typically expect about 3 to 4 showings a week. We are happy to review your property and walk you through what we’d recommend advertising at.
-
Do you manage long-term rental properties in Newport Beach?
Sail Properties provides full-service long-term property management in Newport Beach for single-family homes, condos, townhomes, duplexes, and multi-unit properties. Our team handles leasing, tenant screening, rent collection, maintenance coordination, and accounting to help owners manage their rental properties.
-
How do you handle maintenance on a Newport Beach rental?
You can rest easily knowing that every maintenance request for your Newport Beach rental is answered by a live person, 24 hours a day, 7 days a week, so your tenants can always reach someone when an issue arises. You will not be called in the middle of the night; we will reach out to you the next morning. We contact you before any non-emergency work begins, and you stay in control of your property. We have licensed and insured vendors or can use your preferred vendor who knows your property. We do not accept vendor kickbacks, so our recommendations are made with your interest in mind. Tenants must carry renter insurance with at least $300,000 liability to cover any potential tenant caused damages.
-
What happens if a Newport Beach tenant stops paying rent?
Late or missed rent is one of the most common concerns for property owners, and we want you to feel prepared and supported if it ever happens at your Newport Beach rental. If a tenant falls behind on rent, we enforce the lease and keep you informed at every step, so you always know where things stand and are never left to wonder about the status of your property. In the unfortunate situation that a tenant we placed has to be evicted during the initial lease term, and the home is under an active management agreement, our Eviction Guarantee means we cover the cost of the attorney and court costs on your behalf. Our goal is to protect your investment while keeping you confident and informed at every stage.
-
Can you manage my Newport Beach home if I live somewhere else?
Yes. You do not need to live in Newport Beach, or even in California, for us to manage your property with care. Our team handles showings, residents, vendors, and inspections from our Huntington Beach office, so you never have to be on site. Each month, funds are sent to you by ACH, along with a clear monthly statement. We have an online portal so that you can have a picture of your rental property’s performance and condition wherever you are.
-
Should I rent or sell my home in Newport Beach?
Ultimately, the right answer depends on your long-term financial goals. Many factors affect this decision for your Newport Beach property such as your loan, your equity, and personal factors. Because Sail Properties both manages rentals and sells real estate, we can compare the two options with you directly rather than sending you to a separate company. A good first step is the free rental analysis on this page, then try the rent-versus-sell and ROI calculators on our website to see how the numbers compare.
