  1. We offer in-person showings. This helps lease out your property quickly and to better quality tenants. By using a live agent to point out the beneficial aspects of your property and answer questions immediately from prospective tenants we provide better customer service to you as the owner.
  2. All maintenance items are handling by a Sail Properties team member who knows your property and contacts reliable, reasonably priced vendors to provide estimates and complete the work.
  3. We do not charge extra fee for conducting an inspection of your property, handling an HOA item or facilitating a lease renewal. These are included in our monthly management fee. Our services are all inclusive.
  4. We offer personalized service. If you have a favorite electrician you want to use on your property or need a specific report with your accounting, we are happy to accommodate these requests
  5. We answer all calls personally and do not use an outside answer service. We provide value for our services. Sail Properties isnot just here to collect a check, but rather provide professional property management assistance to ensure your home is being take care of while maximizing your income potential.

Marketing is key to successfully leasing out your home. Sail Properties provides an expert comparable market analysis for each property we manage to maximize your return on investment. We list your property on the Multiple Listing Service as well as Zillow, Redfin, Apartments.com, Facebook and many other sites. We also pay for professional photos to help present the property in the best light and personally answer inquiry calls.

Tenant Screening

We conduct extensive screening on all tenants including but not limited to credit report, background report, income and rental verification as well as social media accounts and online presence. Once we have a qualified applicant that meets our minimum standard of 680+ credit and 2.5x income for rent, we send their documents to you for final approval.

Rent Collection

We make sure you get paid on time, every time. Using our online portal for rent collection, tenants are able to pay immediately or set up automatic payments. You no longer have to worry about rent showing up in your bank account because we take care of everything so you don't have to worry about a thing.

Maintenance

We conduct inspections upon move-in and move-out that include documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner. Our secure and convenient online portal makes reporting maintenance issues quick and easy for tenants. On bigger items, we get multiple estimates for you to choose from. If you have a preferred vendor, great! We are happy to use them for your property.

Financials

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. We take the guesswork out and provide detailed monthly reports and a final year end report for your CPA. Log into your owner portal to view statements and stay in tune with how your investment is performing.

Eviction Protection

In the unfortunate event that a tenant needs to be evicted from your rental, we will go to court on your behalf to ensure your investment is protected with no extra cost.
